What Sets Us Apart:

Today’s Commercial Real Estate market is increasingly open-source pertaining to property information and transaction data. Everyone is a self-proclaimed expert. Or are they? The open-source data providers used by many are often inaccurate, with the majority of their efforts focused on metro markets. We see time and time again inaccurate data being relayed to owners of assets in rural Georgia markets. At Bird, we track and log lease data, sales data, construction costs, infrastructure costs, etc. We consistently converse with builders, brokers, engineers, attorneys, architects, and economists from a mixture of first and secondary markets across the country. This gives us a unique understanding of the macro world of commercial real estate outside our sphere of influence in South Georgia. On a local level, we canvass markets across the southern half of Georgia weekly to know more than anyone else in this area. We transact in multiple counties and have done so in more than 20 separate counties in a 12-month period. Recently, we advised on the sale of a large industrial manufacturing facility in South Georgia. The sellers provided us with a current MAI appraisal. We pulled comparable data from our proprietary market intel to assemble a Broker’s Opinion of Value (BOV) report, at a much higher valuation. This particular asset traded 7 figures higher than the recently appraised value. We strive for this, uncovering and realizing significant value for our clients.
